Design Meeting

First we have a meeting and develop a design brief

Provide as much information in words or sketches As Possible of what you want.  the layout , the rooms and space, the style, inclusions, features etc and most important your budget. 

If you are happy with the meeting we then proceed with a low level feasibility assessment. 

Low Cost Design Feasibility 

The feasibility is a way to see if what you want to do is viable to your needs and budget without going through expensive and time consuming process of working drawings, engineering and tendering.

In this stage we provide

A Preliminary Sketch

based on your Design Brief and our Experience to get you the best design. We will try and balance what you want with what is possible and advisable.

Preliminary Estimate

We will provide a preliminary build estimate based on the preliminary sketch using up to date price data and experience from recently completed builds and trade quotes. Anticipating structural and inclusion costs our estimates are highly accurate and can give you a good indication on how much your building aspirations cost.

With this information we can do what we like to call 'cost planning' in that we can amend the design according to its initial build cost and ensure you get the best value for your money. 

Using the cost planning process we do iterations until the plans get to the most golden mean of budget and desire. 

Once you are happy with the design and deem the project viable we can go on to the preliminary drafting stage where we do working drawings, engage consultants such as Engineers and Town planners and get real trade quotes to check our estimate against the most up to date prices.

Once the drafting work is nearing completion we can also do contracts and engage an excellent trade based builder on your behalf. 

large builders are able to negotiate volume discounts, this is true. They also have huge overheads that more than offset any volume discount gains.

Trade Builders on the other hand, are hands on, and unless they are burdened with large customer servicing costs, have small overheads. We focus on providing these builders with integrated design and specification services that sets up the project and allows them to provide efficient and responsive service to prospective customers, without piling on additional overhead.

By helping them aggregate their supply orders, this helps them combine low overhead with low-costs.

This real time build cost information allow us to properly estimate building costs, and incorporate them into the home design process.
